Terms and Conditions

The Host grant to the Guests, and they accept, for them and for their assignees, only for transient vacation use and for a maximum number of 5 guests, the accommodation of his property, located in Rome, Via Leonina n. 80, Sheet 493, Cadastral Particle 309, Sub. 4, Category A/2, 5,5 rooms, hereinafter referred to below (“Accommodation”).

The Host acknowledges of the need of the Guests to transiently and temporarily rent the Accommodation and, only on this assumption, agrees to transiently and temporarily grant it. The Parties therefore acknowledge that the consent of the Host was formed on the essential assumption of the transitory nature of the rental.

The rental has been signed through the intermediation of Smoobu website.

With the receipt of said amount, the Host hereby declares that he is completely satisfied and that he has nothing else to claim from the Guests or their assignees for any reason, without prejudice to the right to compensation for any damages as agreed in the following articles 8 and 9 or any extra consumptions.

Refunds

The 100% of the rental fee will be refunded to the Guests in case of request of cancellation of the reservation on Airbnb website at least 60 days before the check-in date.

The 50% of the rental fee will be refunded to the Guests in case of request of cancellation of the reservation on Airbnb website at least 31 days before the check-in date.

No refunds will be given to the Guests in case of request of cancellation of the reservation issued 30 days or less before the check-in date.

Consumption

Water, gas, electricity, heating and/or air conditioning system consumptions, as well as final cleaning, are included in the rental fee.

The rental fee includes the consumption of electricity up to a maximum of 5 kw per day. For each additional kw, the Guests shall pay the Host an amount of € 0,80 (zero/80), to be paid in cash at the check-out.

Conditions of the property and compensation

The Guests declare that they have examined the Accommodation and that they found it suitable for their own use and in a good state of maintenance and undertake to return it, upon expiry of the contract, in the same conditions. In any case, nothing will be owed by the Host to the Guests for improvements, innovations, additions and other works made, even if accepted by the Host.

The repairs referred to in articles 1576 and 1609 of the civil code are charged to the Guests, as well as those resulting from damages caused by their fault or negligence in the use of the Accommodation.

Good neighborly rules

The Guests undertake to observe the rules of good neighbourliness and correct civil life by all assignees. The Guests expressly exempt the Host from any liability for direct and indirect damages that could result from acts of Host’s employees, as well as for unintentional interruptions of the services, and in any case exonerate the Host from any liability for suspensions or irregularities of the services heating, cooling, air conditioning, lighting, hot water and home appliances, due to unforeseen cases or to the replacement, repair, adaptation, maintenance of facilities during the period necessary for carrying out such interventions.

The Guests are the keepers of the Accommodation and they are directly liable to the Host and third parties for damages caused by their fault by water spilling, gas leaks and any other abuse or negligence in the use of the accommodation.

The Guests acknowledge that inside the Accommodation:

– parties and/or banquets cannot be organized;

– smoking is forbidden;

– pets are not allowed.

Conclusion of the stay

Upon return of the keys by the Guest, the Host will assess the state of deterioration due to the use of the Accommodation which must be returned in the same state in which it was received. Any eventual damage will be charged to the Guests.

In the event of loss of the keys to the Accommodation, the Guests shall pay to the Host a penalty of € 200,00 (Twohundred/00) at the check-out.
